One of Bolton’s most iconic pubs is set to be demolished and replaced with a Drive-Thru coffee shop and a petrol station.
The former Tavern Fayre at Hunger Hill, which was previously known as The Tavern On The Hill, is at the centre of the proposals put forward this week by E.G on the Move.
If the Proposer of the Planning Application gets the green light to do everything they want to do on the Planning Application For The Tavern Fayre.
#Speculation is continuing over the future of the former Tavern Fayre site on Wigan Road.
The Tavern Fayre has been closed since its former management team left the Wigan Road venue in May 2023, having run the business for more than 30 years.
Following the sale in 2023, the previous management said they understood the new owners intended to refurbish the building, although they did not know what it would eventually reopen as.
It was sold to a local private Pub Company in 2023?
The last recorded sale was in May 2023 Recorded Price £1,965,000 The property-price data identifies the transaction as Tavern Fayre, 761 Wigan Road, Bolton, BL3 4RH. I haven't found any information on any other Sale of the Property after 2023.
The well-known venue has remained the subject of interest since its closure, with residents questioning what could eventually happen to the building and surrounding land.
There have been people sharing memories of visiting the Tavern Fayre before it was sold.
Also, many unverified rumours are circulating as to its future.
I live along with my Partner just behind the Tavern Fayre car park. We have seen a big borehole drill in the car park, and they have drilled a series of holes in the car park with the borehole drill.
Who Has Applied For Planning Permission-on
behalf of EG on the Move
Who applied? The published record identifies Wignall's Chartered Surveyors as the planning agent acting on the application.
However, I could not verify the applicant’s own name or company from the information publicly visible in the search results.
A Prospective Buyer E.G on the Move
Has applied for Planning Permission to demolish the Tavern Fayre that they want to buy?
To see if they could actually get Planning Permission to demolish the Property and build what is on the Planning Application prior to purchasing the property if they get the green light to do everything they want to do on the Planning Application.
They could then buy the Tavern Fayre.
There has also been speculation about the Buyer who bought the property in 2023 wanting to sell the property.
#Information on the Prospective Buyer
As I can't find information on any recent sale of the property after 2023. As you can apply for Planning Permission even if you don't own the building you want to buy.

You do not have to own a house before submitting a planning application for it. For buyers hoping to renovate or extend, beginning the process before completion can reduce the wait between receiving the keys and moving the project forward. That does not mean it is always sensible to proceed immediately.
Before spending money on surveys, design work and an application, you need to understand the property’s likely potential, obtain access from the seller and accept that the purchase could still fall through. Our pre-purchase architectural advice is intended to help buyers assess those questions before committing to a full design process. It is also worth reading our broader guide to buying a project house before deciding how far to proceed. Planning is only one part of the picture: condition, budget, structure and the practical value of the proposed work all matter too.
It could also be a prospective buyer who has applied for Planning Permission to demolish the Tavern Fayre that they want to buy to see if they could actually get Planning Permission to demolish the Property and build what is on the Planning Application prior to purchasing the property.

The Tavern Fayre Property
“The existing building is primarily two storeys in height and incorporates the original farmhouse together with a series of later extensions. The first floor contains former living and staff accommodation.”

“The scheme would replace a vacant former public house and restaurant complex and extensive hard-standing with a modern roadside facility providing conventional fuel, super-rapid electric-vehicle charging, refreshments and associated services.

The proposed development would knock down the current pub building and replace it with a petrol filling station and retail shop, eight car-fuelling positions, two dedicated HGV fuelling lanes, four super-rapid electric-vehicle charging bays (Tesla Supercharger), a drive-through coffee shop and associated parking. The plans provide 30 car-parking spaces, 13 spaces associated with the filling station and 17 with the coffee shop.
